In strata residences building insurance is the responsibility of the Body Corporate, whilst home contents insurance is the responsibility of the individual lot owner or tenant.
In freestanding homes and other non-strata residences the fitout of bathrooms, kitchens and laundries is included within a person’s building insurance, however if you live in a Strata residence, these items may still be your responsibility and if it is you will need to include it within your home contents insurance.
In all States and Territories responsibility for the fitout of bathrooms, kitchens and laundries (i.e. tiling, cabinetry, basins, sinks, tapware and other appliances) varies between individual Strata Schemes - this information is contained within your Strata Schemes By-laws.
Usually when a Strata residence is built, the bathroom, kitchen and laundry fitout is considered to be part of the base building and as such is covered by the Strata Schemes building insurance. However as a building ages and individual lot owners replace their kitchens and bathrooms or Body Corporates pass By-laws making individual lot owners responsible for these areas, they need to be covered by the owners’ home contents insurance.
